Stage 1: Measured Survey & Feasibility

​

During the first stage of the project a measured survey is undertaken either in-house or by a recommended surveyor. These drawings are formatted into a set of existing drawings.

 

Meanwhile, we will kick-off the project with a call or face to face meeting to define your brief in more detail and gain a more in-depth understanding of your budget, expectations and design likes & dislikes. 

Stage 2: Concept Design:

Initial design options are explored - typically through hand drawn sketches - for the layout and design of the proposed works. We will develop a number of plan options which we will present, discuss and develop in order to reach your preferred conceptual design scheme.

At this stage we will also discuss ideas for materials, glazing, design details, building forms, etc. for the new scheme, presenting precedent images to help you visualise the ideas we suggest.

Stage 3: Detailed Design  and Planning Consent:

The detailed design of the preferred concept scheme will be further developed and CAD drawings and supporting information are produced prior to submitting application(s) for the required consents.

 

It may be necessary to go through a pre-application process prior to submitting a scheme for planning approval. Other projects may not require any consent and will be able to utilise Pemitted Development Rights. As the design is developed, we will advise on the best route to take. 

 

Additional consultants, such as a Structural Engineer,  can be recommended by E J Studio as and when they are required throughout the duration of the project.

Stage 4: Technical Design, Tender & Building Regulations:

Once planning permission has been granted (as required) the technical design will be developed, resulting in a set of technical information comprised of drawings and schedules, which can be sent out to builders for pricing purposes.

 

Depending on the level of service required, E J Studio are able to aid the Client in sourcing a shortlist of builders and provide support throughout the tender process, reviewing tender returns and negotiating on price.

 

Drawings and information are also put together to make a Building Regulations application to the local council or an Approved Inspector.

 

We will also inform you of your duties for the project under the CDM 2015 Health & Safety requirements, and advise on other matters such as Party Wall agreements.

Stage 5-6: Construction & Handover:

​

Once a builder has been chosen, additional construction information is produced to be issued with the signed contract between the Client and chosen builder. 

 

Once on site, E J Studio can provide services to act as Contract Administrator, overseeing the valuation and quality of work on site. Alternatively, involvement may only require a few site visits and occasional support to the Client or builder, in which case, on-going services are offered on an hourly basis.
