Effingham Road, Bristol

This semi-detached home needed a full overhaul when the clients bought it in 2021. EJ Studio worked closely with the clients to explore all options for extending and reconfiguring the existing house to fit the needs of a modern family, with both parents working from home. Planning was achieved for a rear extension, side extension and hip to gable roof extension with a full width dormer.

The new rear extension was constructed in timber and clad in brick, with bespoke oak glazing. A large rooflight sits above the new opening between the rear of the house and the new extension, flooding the kitchen with natural light. The existing levels of the house allowed for a stepping down from the hallway and rear reception room into the open plan kitchen-dining room, enabling a greater wow factor on entering the space. An area of douglas fir exposed beams features above the new kitchen, providing additional warmth to the largely timber-based material palette. The kitchen and inbuilt joinery were fabricated and installed by Jona Warbey, also in oak.

On the upper two floors, all bathrooms were renovated, plumbing and electrics were upgraded and a new master bedroom suite and study were integrated into the loft.

EJ Studio was involved across all architectural stages, including initial feasibility, planning, technical design and on-site contract management.
